Security deposit is capped at half a month's rent (plus half for pets). Application fees are illegal. The 2026 rent-increase limit is 2.3% (not the 2024 3.5%) — check the notice. Landlords must give 24-hour notice to enter. Disputes go to the Residential Tenancy Branch — free. And the golden rule: never pay anything before seeing the unit live or on a live video call.

How do I avoid rental scams in Vancouver?
Never send money before seeing the unit (or a live video tour) and meeting the landlord. In BC, a security deposit is legally capped at half a month's rent, application fees are illegal, and anyone demanding a wire transfer from abroad is a scam. If a downtown price looks too good, it is.
Do I need references to rent long-term in Vancouver?
